Heat. Cold. And a quiet roomto work from.
Calda is a membership bathhouse opening in Charlotte on 1 May 2027. Two saunas, a steam room, red light, and a lounge built for the hours between. Cold plunges follow in phase two.
The bathhouse is the oldest members’ club there is.
Rome built them. Istanbul kept them. Helsinki never stopped. A room of heat, a basin of cold water, and somewhere to sit afterward with people you respect. It is the simplest good idea in the history of cities.
Charlotte has never had one built for the working week. Calda is Italian for warm. It is the house we are building here.
Six rooms. One sequence.
Everything is built around a single ritual: heat, then cold, then stillness. Three rounds. Then tea, and the work you came to do.

The Saunas
Two dry rooms held at 175 to 185 degrees. Reeded cedar, a top bench that means it, and no timer telling you when you are done.

The Steam Room
Microcement walls, soft light, air at 110 to 115 degrees. Slower than the sauna and gentler on the way in.

The Cold Room
Cold deluge showers at opening. Two plunges at 45 to 50 degrees follow in phase two. The first thirty seconds are the whole point.

The Red Light Room
Full-body panels in a room with nothing else in it. Ten to twenty minutes, eyes closed, between rounds or at the end.

The Lounge
A quiet room you may work from. Boucle, stone, hidden warm light, and the only place in the house a phone is allowed.

The Tea Counter
Tea, tonics and coffee. Included for members. No alcohol, by design. The house is for the morning after, not the night before.

Built for the hours between.
Most of the city works from somewhere that is not an office. Calda gives that day a shape. Heat at seven. Cold at half past. A quiet lounge with strong Wi‑Fi and a tea counter until you are done. Then the sauna again before you go home.
- MorningSilent hours, seven to nine. No conversation on the floor. Athletes and early risers.
- DayThe lounge fills with laptops. Members work between rounds. Phones stay in lockers everywhere else.
- EveningAmbient music only, no lyrics. Two guest passes a month, for people who deserve it.
Heat, then cold, then stillness. Three times.
If you have never done this, this is the whole of it. If you have, you already know why you are here.
Rinse
Everyone rinses before entering anything. It is not optional and it is the reason the water stays clean.
Sauna or steam
Sit until you are properly hot, not until a timer says so. The top bench is the hot one.
Cold
Under the cold shower, or in the plunge when it arrives. Breathe out slowly. The first thirty seconds are the point.
Stillness
Sit in the lounge, wrapped, with tea. Let the body sort itself out. Then go again.

Limewash, stone, hidden light. Nothing that shines.
Every wall is hand-finished limewash. Every light is concealed and warm. Floors are stone in the wet rooms and sealed concrete in the dry. There is no chrome, no black hardware, and not a single screen on the floor.
It is the register of the old houses, built to last decades, and it is built new for Charlotte.
