Calda Wellness is a founder-owned membership bathhouse opening in Charlotte on 1 May 2027. Two saunas, a steam room, red light, and a quiet lounge with tea, in 2,800 to 3,500 square feet of second-generation space. Members pay $169 a month; the first hundred hold $99 for as long as they stay.

The space we are leasing
Second-generation and wet-capable: a former gym, spa, salon, studio or restaurant with drains and restrooms in place. Ground floor, 2,800 to 3,500 square feet, in Charlotte proper. Seven-year term with options. Our build is quiet, clean and low-odor; the tenant is a membership club with steady daytime traffic and no alcohol.

Calda Wellness LLC is a North Carolina company formed in September 2026, founder-owned, with no outside equity. The lender packet holds the business plan, three years of projections, sources and uses, the equipment schedule and the opening program, and is shared with lenders under a short confidentiality letter.
The presale list is live and growing, and every founding place is held at no charge until the doors open.
Founding corporate places
$99 a seat a month, minimum five seats, locked for as long as the seats stay active against a standard rate of $169. Seats are named to people and transfer within the company as the team changes. Each seat is a full membership: unlimited visits, towel and locker, tea, two guest passes a month.
Holding seats costs nothing. We invoice monthly from opening day.

Calda Wellness LLC formed and registered in North Carolina. Brand, identity and caldawellness.com live.
- October 2026
County determination received on the cold rooms, so the opening program is settled: deluge showers at opening, plunges in phase two. Equipment sourced and specified. Founding list open; the first name is on it.
- Winter 2026
Lease signed. Plans sealed. Permits filed with Mecklenburg County.
- Spring 2027
Build-out: limewash, concealed warm light, two saunas, the steam room, the red light room, the lounge and tea counter.
- 1 May 2027
Doors open. Six days a week, 7 AM to 9 PM, dark on Mondays. Founding members choose their start date within the first month.
- Phase two
Two cold plunges held between 45 and 50 degrees, under county plan review.
Jai Neighbors
Jai spent ten years of hands-on involvement in a family spa and sauna studio in the Midwest, through to its sale, and eight years in multi-site people and workforce operations. Calda is the room he wanted and could not find in Charlotte: an hour where the city stops, six days a week, at a price a working person can keep.
